Abide Systems

Contractor & Developer Services

High Performance Buildings utilize natural daylight & ventilation, super- efficient envelopes, materials and mechanical design, and uses building systems integration to conserve save on every aspect of energy & resource consumption.

When people ask me why we created Abide Systems I often say: Its time to take the Construction Industry from 20 years behind to 20 years ahead in one big leap! The design principles and technology needed to create more efficient productive & liveable buildings is already available and affordable right now. Recently the focus of Green Building has shifted to improving the integrity and efficiency of the building envelope.

Most of the technology is very simple, and so are the design strategies involved. Many have been available and in use for many years.

Buildings are increasingly Manufactured from an array of Pre- Engineered components. The integration of Building Systems, materials and components has become the principle challenge as we begin replace an estimated 80% of the obsolete built environment during the Next 20 years.

Aging Building Infrastructure is Inefficient and Expensive to Maintain & Operate

A variety of deficiencies can lead to the need for building replacement. Site Issues from Street Access, Parking, Drainage or lack of Accessibility can be difficult to fix. The cost of major structural repairs, or the addition of new elevators, fire stairs & sprinklers & life safety issues can render an older building obsolete. Deteriorating roof systems, building, cladding and mechanical systems can also be expensive to replace. Poor insulation, and older wasteful Electrical, Mechanical Systems & Plumbing can make a building too expensive to operate in the long term. Toxic Materials, mold or sick building syndrome can end the useful life of relatively new buildings. In concrete construction corrosion of structural steel can require remediation in only 20-30 years.

Bringing Higher Design Values to the Building

Employing the most simple solutions often makes common sense. Smarter buildings begin with Architectural Design that maximizes each building’s potential.

Firmness Comfort & Delight

This ancient architectural principle still applies today; buildings must be durable, comfortable, healthy & elegant. Designing Buildings that respond to human needs capturing daylight, fresh air and providing comfortable pleasant spaces that are both healthy & productive is still the principle goal of good design.

Resource Efficiency

Clearly this new generation of buildings must be more thoughtfully conceived to use less materials, energy and resources. Integrating the design of the building envelope with the mechanical and electrical systems allows designers to create new synergy & efficiency that captures many savings along the way.

Better Building Envelopes

More Efficient Structural Systems:

Creative Architectural Engineering & Materials Use makes stronger, lighter, more resilient buildings, using even less materials. Improved structural integration makes all the difference when designing more efficient structures.

High-Tech Efficient Structural Frame Uses less framing material. Tie downs systems resist high winds, earthquakes & flooding. Design integration makes this possible.

More Efficient Thermal Envelope

More Efficient Thermal Envelope allows thinner, lighter wall construction with higher R- Value Ratings than conventional insulation methods.

High Efficiency Core Insulation protects & encapsulates utilities and provides templates for utilities, mechanical, electrical, and plumbing installation.

Passive Air Core lets the building envelope breath & circulates & distributes fresh air throughout the building; naturally balancing pressure differences in various zones.

Hybrid Air Core slowly balances circulates & distributes fresh air evenly with tiny efficient cooling fans.

Human Comfort Health & Productivity

Ergonomics helps designers create places to live and work that are well adapted for human comfort, health and productivity. Healthy buildings and work-spaces enhance performance, reduce sick-days & improve work accuracy. Comfort, well- being, health & productivity are not extras. Healthy environments increase the bottom line.

Bio-Climactic Envelopes: Design with Climate

Human comfort is influenced by a range of environmental factors that must be kept in balance. Environmental Factors to incorporate in better building envelope design include:

Fenestration: Better Windows & Doors

Many Design factors influence the important decisions that make or break efficiency, comfort , energy use and operational & maintenance costs:

Neighborhood, Context, Climate, Orientation , Placement, Proportions, Light Transmission, Operability, Energy Efficiency, Wind Resistance & Durability, and insect Screening, Shading and Building Security

Daylighting & Solar Efficiency

Building Orientation, Shading, Landscaping, Capturing Breezes, Filtering Light & Fresh Air. Passive solar gain can gently warm a building, & passive cooling can improve comfort without consuming energy.

Mechanical Systems: Smarter, Smaller & More Efficient

Once the Abide Systems Building Envelope is created the new structure can use much smaller, smarter and highly efficient Mechanical Systems to create the extra comfort factors like fresh make-up air, and efficient heating, cooling and hot water.

These smaller systems are less expensive, and use higher quality components and smart sensors to monitor comfort and fail safe systems to operate efficiently and save energy and money in the long term.

New Electrical Systems like low voltage lighting create less heat load and demand. Smart buildings use sensors and controls to monitor occupancy and turn off heating/cooling and lighting when not in use. Even daylighting and shading can be controlled with smart building systems.

Most of the life-cycle cost of a building is consumed during a few brief months of procurement, manufacturing & construction. Wise procurement and efficient design saves on materials’ cost. Labor and materials costs are proportionate, so faster assembly time significantly reduces both labor & carrying cost. The management of production and control of construction cost begins here.

Build-Ability is designing structures to be created easily, with logical modular components, and well integrated systems design. Design and layout create efficient assembly and work-flow with a minimum of field cutting and fabrication required.

The smooth flow of construction sequencing can save time, labor, materials, energy and money. Abide systems building plans are created in 3D and accurately depict the components, systems and exacting alignments that make systems integration and component assembly clear, clean and fast.
