ARCHITECT’S NOTES ON ABIDE BUILDING DESIGN PRINCIPLES

When people ask me why we created Abide Systems I often say: Its time to take the Construction Industry from 20 years behind to 20 years ahead in one big leap! The design principles and technology needed to create more efficient productive & liveable buildings is already available and affordable right now. Recently the focus of Green Building has shifted to improving the integrity and efficiency of the building envelope.

Most of the technology is very simple, and so are the design strategies involved. Many have been available and in use for many years.

Buildings are increasingly Manufactured from an array of Pre- Engineered components. The integration of Building Systems, materials and components has become the principle challenge as we begin replace an estimated 80% of the obsolete built environment during the Next 20 years.

Aging Building Infrastructure is Inefficient and Expensive to Maintain & Operate

A variety of deficiencies can lead to the need for building replacement. Site Issues from Street Access, Parking, Drainage or lack of Accessibility can be difficult to fix. The cost of major structural repairs, or the addition of new elevators, fire stairs & sprinklers & life safety issues can render an older building obsolete. Deteriorating roof systems, building, cladding and mechanical systems can also be expensive to replace. Poor insulation, and older wasteful Electrical, Mechanical Systems & Plumbing can make a building too expensive to operate in the long term. Toxic Materials, mold or sick building syndrome can end the useful life of relatively new buildings. In concrete construction corrosion of structural steel can require remediation in only 20-30 years.

Once the Abide Systems Building Envelope is created the new structure can use much smaller, smarter and highly efficient Mechanical Systems to create the extra comfort factors like fresh make-up air, and efficient heating, cooling and hot water.

These smaller systems are less expensive, and use higher quality components and smart sensors to monitor comfort and fail safe systems to operate efficiently and save energy and money in the long term.

New Electrical Systems like low voltage lighting create less heat load and demand. Smart buildings use sensors and controls to monitor occupancy and turn off heating/cooling and lighting when not in use. Even daylighting and shading can be controlled with smart building systems.

Build-Ability

Most of the life-cycle cost of a building is consumed during a few brief months of procurement, manufacturing & construction. Wise procurement and efficient design saves on materials’ cost. Labor and materials costs are proportionate, so faster assembly time significantly reduces both labor & carrying cost. The management of production and control of construction cost begins here.

Build-Ability is designing structures to be created easily, with logical modular components, and well integrated systems design. Design and layout create efficient assembly and work-flow with a minimum of field cutting and fabrication required.
